From humble beginnings in 1978 in Country NSW, Rawson Homes have grown to be one of the largest and most trusted builders and land developers in NSW & ACT
Your Rawson Sales Consultant will help you choose a home design suited to your lifestyle and site, including a free inspection by our construction team. Following this, we’ll provide an initial quote.
If you proceed, a non-refundable $1,500 preliminary deposit is required (credited toward your tender). We then organise a soil test, survey, and contour plan, and prepare your tender.
The tender presentation outlines the soil and survey results, home positioning on your block, and required site works, along with any changes requested at your preliminary deposit. Once you accept the tender, a non-refundable $2,500 fee is payable for preparation of your final house plans, including elevations.
Your house plans and contract are prepared for signing, with a 5% deposit of the contract price (less prior fees) required to proceed to Pre-Construction. In the ACT, a $10,000 deposit applies instead.
This stage confirms your home’s design and layout so we can begin approvals. To avoid delays or additional costs, all structural and floorplan changes should be finalised before signing, as changes after this point may not be possible.
After contract signing, we schedule your appointments at the Rawson Design Studio, along with tiling and electrical appointments with our suppliers. At the Design Studio, you’ll select colours and finishes for your home, including kitchen, bathrooms, flooring, and any upgrades.
Meanwhile, we order required consultant reports (typically 4 weeks, or 6–8 weeks for complex projects). Once received, we prepare and lodge plans for approvals such as BASIX, engineering, developer (if applicable), hydraulic, water, SOEE (for DA), and other statutory requirements before construction can begin.
Once approvals have been received demolition can be booked for the safe removal of existing buildings. You can manage this yourself or we can do it for you. This will involve disconnection of utilities, asbestos inspection/removal if any, full demolition with the site cleared and levelled. A typical time is 2-4 weeks.
Once the construction plans are finalised, all quotes have been received, and we have your “authority to commence construction letter” from your finance authority we are then in a position to move into the construction phase. We will:
